LANDLORD FEES

Letting Only – 9.6% inc VAT. Letting & Rent Collection – 12% inc VAT. Rent Collection and Property management – 6% inc VAT. Letting, Rent Collection and Property Management – 15.6% inc VAT.


REFERENCING

Charge of £36 inc VAT is payable by each Tenant towards the cost applied by our independent referencing company. We currently use Rentshield


TENANCY ADMINISTRATION

Once you find a property that you want to rent, we will forward your offer onto the landlord. Upon acceptance of your offer, we will take the property off the market and finalise the Tenancy Agreement. We will be the point of contact between you and the landlord, making the process as easy for you as possible. A Fee of £120 inc VAT is payable by each Tenant for the above service. In certain cases, a fee equivalent of one weeks rent will apply. Amounts will be made available prior to transacting holding deposit. The tenancy administration fee is only payable when the Tenancy Agreement is approved and signed by Tenant(s) CHECK-IN/INVENTORY: Cost based on size of property and whether furnished/unfurnished will be levied. HOLDING DEPOSIT

Two weeks holding deposit is required to reserve a property. Upon receipt of satisfactory references (for each Tenant), the holding deposit will be deducted from the first month’s rent. In the event that the Landlord withdraws his offer to let the property with the exception of unsatisfactory references, the holding deposit will be fully refunded. Should Tenant(s) withdraw the offer (whatever the reason) and/or references, including any guarantors prove unsatisfactory, the holding deposit is non-refundable and will be retained against administrative, marketing and landlord costs incurred. In all instances the referencing fee is non-refundable
